From obtaining the necessary paperwork and drafting plans, to liaising with the Council, our qualified and experienced staff take care of it all on your behalf. Our process is designed to take the stress out of building.

How It Works

1. Complete the Pre-Qualification Form

This is the first step in determining whether your project is a good fit.

You’ll provide key information about your property, budget, and goals so we can quickly assess feasibility. This helps us understand:

  • Whether your block is likely suitable for a granny flat

  • Your budget expectations and project scope

  • Your timeline and level of readiness

By gathering this upfront, we can give you more accurate advice from the beginning and avoid unnecessary delays later.

2. Book a Phone Call

Once we’ve reviewed your information, we’ll arrange a quick call to discuss your project in more detail.

During this call, we will:

  • Talk through your vision and intended use

  • Identify any early red flags or opportunities

3. Desktop Site Assessment

Before attending site, we carry out a detailed desktop review of your property.

This includes:

  • Reviewing site layout, access, and available space

  • Checking zoning, overlays, and planning constraints

  • Assessing slope and potential site challenges

  • Identifying services, easements, and access limitations

You’ll receive a preliminary assessment outlining:

  • Whether the site is suitable

  • Key constraints to consider

  • An indicative cost range

  • Recommended next steps

This approach saves time and provides clarity before committing to further stages.

4. On Site Visit

If your project progresses past the initial stages, we’ll arrange a site visit.

During the visit, we:

  • Physically assess access, levels, and site conditions

  • Confirm positioning and layout options

  • Identify any constraints not visible online

  • Discuss design ideas in the context of the site

This step allows us to validate the desktop assessment and prepare for accurate design and costing.

5. Design Process

Once feasibility is confirmed, we move into the design phase.

This includes:

  • Developing a concept design tailored to your block and needs

  • Refining layout, size, and functionality

  • Aligning the design with your budget

  • Preparing documentation for planning and approvals

6. Council Approvals

Navigating council approvals for a granny flat in Hobart can be complex — but we take care of it all.

We manage the entire approvals process for your secondary dwelling or tiny home, ensuring compliance with Tasmanian planning and building regulations.

We Handle:

  • Ancillary dwelling compliance

Step one: Drafting

Once an Offer to Purchase has been placed, a new file will be created, and the final Site Inspection will be conducted. A full set of plans will be drawn up, and we will be ready to proceed with the next stage.

Step two: Preparing the Contract

The file and plans will be referred to our Administration team for assessment. All required documents (soil report, bushfire rating, 6-star rating and connections quote) will be gathered. Our admin team will also liaise with council if Town Planning is triggered. The contract will be written up and prepared for client review.

Step three: Contract Day

A day will be assigned to review the contract in detail with the client. Colour selection will also take place on Contract Day, which involves the client selecting paint colours, cladding style, floor coverings, tiles, taps and fittings, finishes and surfaces for benchtops and cabinetry, window coverings etc. Once all documents have been read through and all plans finalised, the client will sign the contract, and the Build Process can commence.

7. Construction

Stage one: Preliminary Stage

The preliminary stage of the building process is considered to be the time between the building contract being signed and the commencement of actual construction. This time frame has a duration of around 6-8 weeks and is the time when our Project Coordinator will begin ordering materials, preparing start dates and organising carpenters and other tradesmen in order to commence work.

Stage two: Building Commences

This is the stage where things are visibly progressing. The sub floor is built, the frame goes up and the roof goes on. The insulation, plastering and electrical and plumbing rough ins also take place, with the final components being the waterproofing and tiling, kitchen installation, electrical and plumbing fit out (including installation of all white goods), finishing architraves and trims and fitting the shower screen and mirrors.

Stage three: The Final Details

The final stage in the build process is the point where all painting is done, all floor coverings are laid, curtains and other window furnishings are fitted, and the termite barrier spray is applied. This is also the stage that a full internal and external site clean-up will occur, as well as the final inspection. Once all works are deemed completed and approved during the final inspection, a time will be arranged between our site supervisor and the client to conduct the handover.

8. Handover

The final stage in the build process is the point where all painting is done, all floor coverings are laid, curtains and other window furnishings are fitted, and the termite barrier spray is applied. This is also the stage that a full internal and external site clean-up will occur, as well as the final inspection. Once all works are deemed completed and approved during the final inspection, a time will be arranged between our site supervisor and the client to conduct the handover.

Upon the completion of the contract review and once all parties have signed, the building process will commence. It will usually take around 6-8 weeks after contract finalisation for building to begin. Once work commences, the agreed upon timeframe will come into effect (usually 120 days building on-site) and works will continue up until completion.

At this stage; the final stage, our Site Supervisor will do final checks on your new home or granny flat, and hand over the keys to your brand-new home.
